What This Environment Can Mean for Buyers
Seventy-seven days on market is a meaningfully different environment from the frenzied markets of a few years ago. In practical terms, it generally means buyers have room to evaluate properties carefully, complete thorough due diligence, and negotiate thoughtfully rather than racing a clock. Rising sales volume alongside moderate price growth suggests an active market — but one where preparation and good advice still matter more than speed.
What It Can Mean for Sellers
The 94% list-to-price figure is the number sellers should sit with. On average, homes are selling within striking distance of asking — which tells you that realistic initial pricing is being rewarded, while aspirational pricing tends to be corrected by the market through longer sits and eventual reductions. In the luxury segment, where the buyer pool is smaller, presentation and pricing strategy compound: professionally prepared, accurately priced homes are the ones capturing that healthy sales activity.
